How Investing in Real Estate Can Help You Retire in Style

Your retirement day is supposed to be a milestone you look forward to, not dread. However, for Alabama resident Sophia Deal, the end of her working career presented a real problem; despite her best efforts, she had not saved enough money for retirement.

A lot of people are in the same boat. Social Security and pension -- if you're lucky enough to have one -- don't provide enough money to keep you in the style to which you've become accustomed. One night, while up late watching TV with her son Roger, who is in construction, Deal saw real estate investor Carleton Sheets talking about his No Down Payment program which teaches people how to find the right property, how to make offers that benefit both the buyer and the seller and how to buy property with no money down.

"We looked at each other and decided it might be just what we needed," she says. Through the course materials, presented in videos, manuals and audio, Deal and her son quickly learned how to implement the investment techniques developed by Sheets, who has made a name for himself for using creative investing techniques and sharing them with others.

"So much for retirement. All I do now is work on houses," Deal laughs. The transaction she is most proud of is her purchase of eight houses and one duplex all on one mortgage with no money down. "The properties were part of a settlement. The guy wanted to sell everything and we got them at a really great price," she shares. Deal and her son used the $3,000 cash back at closing to pay closing costs and insurance, and didn't have to come up with a dime of their own money.

Today, the Deals own and rent out 29 properties, single family homes and duplexes, which give them a net worth of $464,720 and a positive cash flow of $50,562 a year.
