Tips for Selling Raffle Tickets

Through careful planning you can meet your goals. The two things that will directly affect the proceeds from the raffle are the number of tickets you sell and the price of each ticket.  


The first thing to do as an organizer is to keep track of how the raffle tickets are distributed through the raffle ticket sellers and needless to say, collect the money from the sales from them. A great help would be to number the tickets—this way you will be able to keep track of how many tickets are sold from the given amount of raffle tickets. You can keep a separate prize for the ticket seller who sells the maximum number of raffle tickets. This will introduce a sense of competition among them and provide the impetus to put in more effort into the sale. Also, you must also allot some time for the tickets to sell. Typically, 3-6 month's although a raffle can be completed sooner.


Also ensure that the tickets sellers are well aware of the rules. For example they should be able to inform the buyers whether they need to be present during the time when the raffle is actually being conducted or whether you will accept the money in cash or other forms.

Find a superstar real-estate agent

The woods are full of agents these days, and many are beginners. Here are the eight questions you can ask to separate the average agents from the experienced heavy hitters.


Whether you're buying or selling, the difference between having an average real-estate agent or a superstar can mean thousands of dollars in your pocket. It can mean selling your home for top dollar (stellar) or losing the house of your dreams to a more organized buyer (decidedly not stellar).

Doug and Heather Cowan knew they'd found their dynamo agent in James Nellis II, an award-winning partner at The Nellis Group, Washington, D.C. After two years of shopping in the highly competitive McLean-Falls Church, Va., market, the Cowans found a home they loved, only to learn when they were touring it that another buyer already had made an offer. Nellis worked against the seller's one-hour deadline to help the Cowans pull together a competing offer that the seller accepted.

"I knew that I had to do everything in my power to get them that house," Nellis says. Here's how he pulled out all the stops for the Cowans:

He called the seller's agent to ensure a competing offer would be considered.
He phoned his business partner, who's also an appraiser, to confirm the property's value.
He tracked down the Cowans at a nearby Applebee's where they had stopped for dinner. As Heather and Doug fed their impatient baby and entertained their 4-year-old, Nellis used his tablet PC to upload a contract and the addendums covering a home inspection, radon inspection and lead-based-paint inspection.
He phoned the Cowans' lender at home to ask him to e-mail a note authorizing a loan on the property at $21,000 above the asking price of $829,000.
He crafted a letter for the Cowans to sign, telling the seller why they loved the house.
With just minutes to spare, he e-mailed the proposal with the Cowans' electronic signatures to the sellers and their agent.
You want a pro like this in your corner when you make what may be the biggest transaction of your life. So how do you spot one among the thousands of people selling real estate? Fortunately, a little legwork and the right questions go a long way.


Referrals: Good as gold

In the recent boom, nearly 600,000 newcomers joined the National Association of Realtors, roughly doubling its membership between 2000 and 2006.

"That must mean that we have literally hundreds of thousands of agents that have never sold a house or have sold one to (perhaps) a family member or friend," says Stefan Swanepoel, an industry researcher and CEO of RealtyU, a network of agent-education schools in 42 states.

The best way to find an agent, real-estate professionals say, is by getting a recommendation from someone you trust. Not only is your friend's experience the best predictor of your satisfaction, but, since an agent's personal network is his lifeblood, he is likely to work harder knowing that a friend or client will hear about his performance.

But even with a good referral, you owe it to yourself to find one or two other promising candidates to screen. You can locate agents in newspaper ads, by stopping in at open houses or by cruising the area where you want to live, noting agents' names on the for-sale signs. You also can sample some agents' styles at real-estate classes sponsored by local brokerages or community colleges. That's how many of Shannon Williams' clients found the TriBella Realty agent in Austin, Texas. Williams teaches free seminars on first-time home-buying, flipping houses and beginning retirement investment planning. The classes are "a good way (for clients) to meet different people and judge them," she says.

8 questions to ask real-estate agents

Interviewing candidates serves two purposes: You get an education about your local market while learning how the agent proposes to represent you. Ask detailed questions, urges Williams.

Here are the most-important areas to investigate:

May I see your resume?

Since you're searching for an above-average agent, look for evidence of advanced training and designations, professional recognition and membership in professional organizations, all signals of commitment to the profession.

There are about 2.6 million real-estate agents in the country. They're licensed by their states, and each state's licensing and education requirements are different. (Use the Association of Real Estate License Law Officials' site to check an agent's license. Click "consumer" to get started.) About half of the agents belong to the National Association of Realtors. Those members call themselves Realtors. NAR membership doesn't have to be a deal breaker, but it provides some assurance, since the industry group requires ethics training periodically and members must subscribe to its code of ethics.

Many agents take their education further, earning designations in specialties in such areas as neighborhood zoning, staging properties, use of the Internet, property management, the 55-plus market, diversity, working with buyers or sellers or transactions involving land, farms, commercial investments, resorts , second homes, high-end properties or international properties.

What's your commission?

Traditionally, a seller pays around 6% in commissions when using a real-estate agent -- 3% goes to the seller's agent and 3% to the buyer's agent. But commission amounts aren't cast in stone anywhere. They can be negotiated -- and often are.

Negotiating works best when homes are selling quickly and easily. Today, with the real-estate market in a slump in most areas, listing (selling) agents have to work harder to sell properties in hard-hit areas, and the best agents may be unwilling to dicker. If you do find an agent willing to negotiate, consider it just one of the many factors to weigh before choosing a professional to sell your home.

What makes you special?

Don't settle for someone who just promises to show you homes or list, advertise and sell your place; every agent has to do those things, says Swanepoel, of RealtyU. What you want to know is, "What sets you apart? What will you do to go the extra mile for me?"

How often will I hear from you?

Your agent's communication style and availability should mesh well with yours. Prepare for your agent interviews by asking yourself whether, for example, you'd need a twice-weekly check-in, even if there are no homes to visit. Do you expect a report after someone tours your house for sale? Do you prefer to keep in touch through phone calls or e-mail? How promptly do you want a response? While you're inquiring about the agent's availability, remember to ask who will return your calls and show houses if your agent is out of town.

What's your plan for marketing my home?

No agent can guarantee she'll sell your home. But she can tell you what steps she'll take to bring it to the attention of buyers. Press for details like, "Are you going to post this on a Web site? Put an ad in free magazines in a shopping center? Will you have someone stage my home?"

Once you've selected an agent, Swanepoel advises requesting a one-page list of actions, each with a target date. Incorporate the plan in your sales contract so you can track your agent's progress and have documentation if she fails to live up to the agreement.

How many transactions did you complete last year?

Some agents keep score in dollars, saying, "I sold $50 million in real estate last year." But property values vary from market to market and house to house, so what you really want to ask is, "How many deals did you complete?"

Super salespeople are a mixed blessing. The bonus is, they're knowledgeable experts. "The more listings he has, the more he dominates that market, the more probability he is a good guy in that area," says Williams.

But a superseller might be too busy for hand-holding. "If a solo agent is selling more than 70 homes a year, they're not going to have time for you," says Nellis.

What do you know about the neighborhoods where I want to live?

A super salesperson is no good to you if she isn't doing an active business in your target neighborhoods, so ask how many of the homes she sold last year were located where you want to buy and how many listings she has there now.

Really great professionals specialize in one -- or maybe two -- communities. Nellis says he declined a friend's request to help her find a home in a nearby city because he didn't know the place and could not help her unearth the particulars she needed -- everything from planned airport flight paths to zoning-regulation changes to freeway expansions -- that determine a property's true value.

Agents have a wealth of data at their disposal from local multiple listing services. Good ones will share it, educating you about the median income and educational level of a neighborhood's residents, for example, or telling you what proportion of residents work close to home or suffer long commutes. They can't discuss school performance or crime -- that would violate fair-housing laws. But they should point you to Web sites where statistics on crime and school performance are listed, one of which is Sperling's Best Places. (Read more about what they can't tell you here.)

Are you a solo agent or part of a team?

There's no right answer to this question. Teams are growing in popularity. They're good for engaging several individuals' expertise at once and for allowing high-powered salespeople to concentrate on what they do best, offloading to associates tasks like filing and tracking documents, dogging details and showing houses. Being part of a team lets a salesperson handle more listings, says Nellis, who adds that he manages 60 sales a year by handing off detail work to teammates.

But a team is only as good as its players. "You can have a team with a crummy Web site and no designations, but you have a solo agent who just sparkles, and then that's your answer for you -- go with the solo agent," says Nellis.

When you get right down to it, it's that sparkle that distinguishes the superstar agents, and there's no way to find it without sitting down with a few of them and asking questions.

3 bad reasons to buy a home

Yes, we've all heard the reasons that everyone will benefit from homeownership. Here's why that's not necessarily so.

Fear stampeded a lot of people into buying a home during the recent real estate boom. Now we're seeing the even more fearsome fallout.

People who were terrified about being priced out of the real estate market are now horrified by their ever-rising mortgage payments. People who were afraid of missing out on the "easy money" of home-price appreciation are now anxiously realizing that what goes up can also come down.

Foreclosures are spiking. Sales and prices are stalling. Lenders are finally tightening up ridiculously loose lending standards, just at the point where many people are realizing they can't afford the mortgage they have and desperately need a new one.

Despite all of this, I still hear from people who are pressuring themselves into buying a house even when it's not something they necessarily want or need.

It's a fact that homeownership is a great way for most people to build wealth over time. But that doesn't mean everyone should be a homeowner. It's a bigger commitment and more expensive than most first-time buyers ever realize. You should have a clear idea of what you're getting into before you commit to 30 years of payments -- and you shouldn't let any of the following popular legends guide your decision.

'It's a good investment'
Sometimes yes, sometimes no.

Nationally, home prices rose 50% between 2000 and 2005, and in more than 30 cities -- including San Diego, Los Angeles, Miami and Washington, D.C. -- prices doubled.

But that's not the norm. In the 30 prior years, from 1969 to 1999, the average appreciation for homes exceeded the inflation rate by a little more than 1 percentage point. Compare that to stocks, which bested inflation by 7 percentage points in the same period.

And appreciation isn't a given, as homeowners in Detroit, Santa Barbara, Calif., and Kokomo, Ind., are learning.

So far, the price declines have been pretty mild. Let's hope we don't see a repeat of the real estate recessions that gripped Boston, Dallas, Houston, Anchorage and Southern California in the 1980s and 1990s.

After dropping more than 20% in the 1990s, for example, Los Angeles home prices took almost 10 years to regain their peak, says real estate expert John Karevoll, an analyst with DataQuick Information Systems. Anyone who lived here during that time knows people who were upside down -- owing a bigger mortgage than the home could be sold for. Thousands of people simply walked away from houses they couldn't sell, trashing their credit ratings in the process. Lenders slashed the prices on foreclosed homes to get rid of their burgeoning inventories, which further drove down property values. It was an ugly cycle that, once started, was hard to stop.

Even when prices are perking along normally, though, your home may benefit your bottom line less than you think. Home-price appreciation figures don't take into account the considerable amounts homeowners shell out along the way. The Wall Street Journal once estimated a typical homeowner over 30 years would pay nearly four times the house's purchase price in maintenance, repairs and improvements.

A home is primarily a place to live. Its value as an investment is secondary and certainly is no replacement for a well-diversified portfolio of stocks and bonds.

'I'm tired of throwing away money on rent'
Normally, renting is cheaper than owning. But in some cities, soaring real estate prices have made renting so much cheaper that it's getting really tough to make the case for becoming a homeowner.

For many people, the choice is between renting an affordable place in a good neighborhood and straining to buy either a less desirable place or one that requires a tortuous commute.

And as we're seeing, many people stretched themselves way too far to buy houses. They opted for adjustable mortgages or loans with exotic terms; what initially seemed like reasonable payments suddenly spiked, throwing financial lives into chaos and contributing to the current high delinquency rate.

You're not really throwing money away when you send a check to your landlord, anyway. You're exchanging it for a place to live. You're also getting flexibility and freedom -- things you sacrifice when you buy a home.

When you're a renter, it's the landlord, not you, who is generally responsible for maintenance, repairs and the toilet that blows up in the middle of the night. If the neighborhood should start to slide, or you get or lose a job, you can up and move, often with just a few weeks' notice.

It's true that you may have to deal with rising rents and recalcitrant landlords. Homeowners, however, are often stuck with rising taxes and maintenance costs, as well as recalcitrant neighbors.

Moving is never fun, but moving when you own a home is an expensive, time-consuming process. Finding a buyer can take months in all but the hottest markets, and you should figure selling costs will eat up about 10% of your home's value, once you add agent commissions and moving expenses. On a $250,000 home sale, that's like piling up $25,000 in cash and setting fire to it -- that much of your equity is gone for good.

In other words, homeownership is more like marriage; renting is more like living together. Make sure you're ready to be wedded to a house before you propose to leave behind life as a renter.

'I need the tax deduction'
Buying a house just for the mortgage break would be like giving somebody a buck just to get 35 cents or less in return.

That's because your write-off is limited to your tax bracket. If you're in the top federal tax bracket, every dollar you pay in mortgage interest only saves you 35 cents in taxes. Most people get even less, since they're in the 25% or lower tax brackets.

Don't misunderstand -- the tax break is nice, and you need somewhere to live. But you should make sure you can really afford to own a home before you take the plunge.

Remember that many of the real costs of owning a home aren't deductible. Uncle Sam won't give you a break for insurance, repairs or maintenance, for example -- and those costs can really add up.

Most homeowners should plan to spend at least 1% of their home's purchase price each year on maintenance and repairs, says finance expert Eric Tyson -- and more if they plan to hire someone else to do all the work. Tyson, a co-author of "Home Buying for Dummies," recommends setting aside some money each month in an emergency fund. You may not spend the whole amount every year, but sooner or later a big expense will come along -- a new furnace or roof, for instance -- that will consume several years' worth of savings.

If you fail to maintain your home properly, you'll pay even more when it comes time to sell. Many buyers won't even bid on a property that shows significant neglect. Even in hot markets, buyers are likely to ask for expensive concessions to pay for the repairs you should have been doing all along.

The key tests
The best advice on the issue of whether to buy remains the time-tested version: Do it when it's right for you. That means being able to agree to all the following statements:

I plan to stay put for at least three years. If the real estate market in your area is weak, you may need even longer for price appreciation to offset the costs of selling and moving.

I can swing all the costs involved. That requires, most importantly, having enough cash for a decent down payment (which in today's lending environment may mean at least 5% of the purchase price). I'm also a fan of using good, old-fashioned fixed-rate mortgages -- either the 30-year variety or hybrid loans that are fixed for as long as you plan to remain in the house.

If you can't swing the payments with one of those loans, you probably can't afford the place. (If you are contemplating a less traditional loan, make sure you find out how high the payments can go and determine whether you could afford to pay them.) Then make sure you can afford all the incidental costs, including taxes, insurance, homeownership association dues and assessments, repairs and maintenance. It's not a bad idea to limit your total housing outlay to 25% or 30% of your gross income, especially if you want to have money left over to save for retirement, fund your children's college educations and take the occasional vacation.

I want to be a homeowner. Houses are expensive and complicated to buy, finance and maintain. Appreciation is far from a given. If you don't have a strong desire to own your own walls, and do what it takes to keep them in good shape, you're probably better off remaining a renter -- at least for now.

Daniel Nussbaum is making what seems to be a painless transition from the real estate boom into what he hopes will be the next Internet boom.

And that's one of the differences between his site and other similar sites, which some believe encourage home buyers and sellers to conduct transactions without the help of an agent.

``I think it's a mistake to do that without a Realtor,'' Nussbaum said.

Before launching the company, he was a dentist for 22 years.

Rachel had been selling homes for about 25 years in the Philadelphia area when they decided to move to the Los Angeles area in 1999.

Nussbaum debuted TheUSARealty.com in November at the National Association of Realtors Conference in New Orleans.

Since then, the company has expanded into 32 new regional markets.

LETTERS TO REAL ESTATE

Agents shouldn't pay home's staging costs

Editor -- Your article covering tips on how to negotiate with listing agents got me thinking about the state of affairs in our local real estate market ("More to negotiating than just asking for lower rate," May 6).

Yes,2 the business is competitive and it involves a lot of work to justify the commissions earned given the astronomical home prices in the Bay Area. However, for your article to suggest that sellers should have their agents cover landscaping expenses and staging fees is going beyond the scope of the profession.

I understand that a cap on these expenses is suggested, but to stage a home in the Bay Area can result in thousands of dollars per month on top of the astronomical fees we pay to advertise in The Chronicle, Mercury News, Wall Street Journal and local free papers.

Furthermore, as any agent will tell you, this business is not cheap. We pay to be affiliated with local MLS boards and to carry errors and omissions insurance. There are also office desk fees, IT fees and health insurance costs.

Ease off on the articles that lambaste agents as mere peacocks who are overpaid. Realize that our real estate dollars subsidize much of the advertising revenue realized by The Chronicle.

27 cheap ways to keep your house cooler

Simple changes such as moving lamps away from thermostats can save you hundreds of dollars. Here are more money -- and energy -- saving tips.

Sure, go ahead and turn that thermostat up to 80. You'll be sweaty and still shelling out a bundle -- unless you take other steps to make summer heat more bearable and reduce stress on your air conditioner.

Most of these cost little or nothing. Thank the Department of Energy's Energy Savers program, which provides most of these tips (and more) on its own Web site.

Get the most from your air conditioning

Open windows and use portable or ceiling fans instead of operating your air conditioner. Even mild air movement of 1 mph can make you feel three or four degrees cooler. Make sure your ceiling fan is turned for summer -- you should feel the air blown downward.
Use a fan with your window air conditioner to spread the cool air through your home.
Without blocking air flow, shade your outside compressor. Change air filters monthly during the summer.
Use a programmable thermostat with your air conditioner to adjust the setting at night or when no one is home.
Don't place lamps or TVs near your air conditioning thermostat. The heat from these appliances will cause the air conditioner to run longer.
Consider installing a whole house fan or evaporative cooler (a "swamp cooler") if appropriate for your climate. Attics trap fierce amounts of heat; a well-placed and -sized whole-house fan pulls air through open windows on the bottom floors and exhausts it through the roof, lowering the inside temperature and reducing energy use by as much as third compared with an air conditioner. Cost is between $150 and $400. An evaporative cooler pulls air over pads soaked in cold water and uses a quarter the energy of refrigerated air, but they're useful only in low-humidity areas. Cost is $200 to $600.
Install white window shades, drapes, or blinds to reflect heat away from the house. Close curtains on south- and west-facing windows during the day.
Install awnings on south-facing windows. Because of the angle of the sun, trees, a trellis, or a fence will best shade west-facing windows. Apply sun-control or other reflective films on south-facing windows.


Landscaping for a cooler house

Plant trees or shrubs to shade air conditioning units, but not block the airflow. A unit operating in the shade uses less electricity.
Grown on trellises, vines such as ivy or grapevines can shade windows or the whole side of a house.
Avoid landscaping with lots of unshaded rock, cement, or asphalt on the south or west sides because it increases the temperature around the house and radiates heat to the house after the sun has set.
Deciduous trees planted on the south and west sides will keep your house cool in the summer. Just three trees, properly placed around a house, can save between $100 and $250 annually in cooling and heating costs. Daytime air temperatures can be 3 degrees to 6 degrees cooler in tree-shaded neighborhoods.
Little things mean a lot

Replace incandescent bulbs with compact fluorescents; they produce the same light but use a fifth the energy and heat.
Air-dry dishes instead of using your dishwasher's drying cycle.
Use a microwave oven instead of a conventional electric range or oven.
Turn off your computer and monitor when not in use.
Plug home electronics, such as TVs and VCRs, into power strips and turn power strips off when equipment is not in use.
Lower the thermostat on your hot water heater; 115° is comfortable for most uses.
Take showers instead of baths to reduce hot water use.
Wash only full loads of dishes and clothes.
Don't air-condition the whole neighborhood

Caulking and weatherstripping will keep cool air in during the summer.
If you see holes or separated joints in your ducts, hire a professional to repair them.
Add insulation around air conditioning ducts when they are located in unconditioned spaces such as attics, crawl spaces, and garages; do the same for whole-house fans where they open to the exterior or to the attic.
Check to see that your fireplace damper is tightly closed.
Plan ahead

More costly but effective cooling measures are available as your home undergoes normal upgrades and repairs.

A 10-year-old air conditioner, for example, is only half as efficient as a new one. A quick check of your air conditioner's efficiency can help you decide whether to call in a service professional. Use a household thermometer to measure the temperature of the discharge air from the register and the temperature of the return air at the return-air grill. (Keep the thermometer in place for five minutes to get a steady temperature.) The difference should be from 14 to 20 degrees, experts say. An air conditioner that's not cooling to those levels could be low on refrigerant or have leaks. A unit cooling more than 20 degrees could have a severe blockage.
Using light shingles on a new roof can cut the amount of heat the house absorbs. Repainting in a light color, especially south- and west-facing exterior areas, helps as well.
Upgraded insulation in the attic and double-paned windows all around, complete with tinting to reflect sunlight, are good ideas, too.
